NOTICE OF SERVICE BY PUBLICATION TO DETARION DORNELL BUGGS

Detarion Dornell Buggs, whose whereabouts are unknown, must answer Anne C. McKinney’s Complaint for personal injuries filed on March 9, 2022, or thereafter, a judgment by default may be rendered against him in Case Number CV-2022-900019- DLM, currently pending in the Circuit Court of Hale County, Alabama. The Summons and Complaint arise from a wreck of February 24, 2021 which occurred in Hale County, Alabama. The Defendant must file an Answer in the Circuit Court within (30) days after the last publication. The Defendant is required to answer the Complaint in writing and send his answer to the below listed address.

Default having been made of the terms of the loan documents secured by that certain mortgage executed by Thomas A Skelton, Jr A Married Man Joined By Jennifer Skelton , Is Wife to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for GMAC Mortgage, LLC, its successors and assigns dated November 9, 2006; said mortgage being recorded on December 19, 2006, in Book 348, Page 810, as having been modified by an agreement recorded on and recorded in Book 2015, Page 477 in the Office of the Judge of Probate of Hale County, Alabama. Said Mortgage was last sold, assigned and transferred to The Bank of New York Mellon Trust Company, N.A., fka The Bank of New York Trust Company, N.A., as Trustee for GMACM Home Equity Loan Trust 2006- HE5 by assignment recorded in Deed Book 2021, Page 226 in the Office of the Judge of Probate of Hale County, Alabama.

The undersigned, The Bank of New York Mellon Trust Company, N.A., fka The Bank of New York Trust Company, N.A., as Trustee for GMACM Home Equity Loan Trust 2006- HE5, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Hale County, Alabama during the legal hours of sale (between 11am and 4pm), on the 6th day of October, 2022 the following property, situated in Hale County, Alabama, to-wit: Lot 31 Indian Mounds Phase II, a map or plat of which is recorded in Map Book 2 at Page 83 in the Probate Office of Tuscaloosa County, Alabama.

Said property is commonly known as 701 Burke Dr, Moundville, AL 35474.

Should a conflict arise between the property address and the legal description the legal description will control.

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, all outstanding liens for public utilities which constitute liens upon the property, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, easements, rights-ofway, zoning ordinances, restrictions, special assessments, covenants, the statutory right of redemption pursuant to Alabama law, and any matters of record including, but not limited to, those superior to said Mortgage first set out above.
