A civil action is pending in Hale County Circuit Court to quiet title to the above-described property in the name of the Plaintiffs. Any claimants or purported owners must answer the complaint seeking relief by the 3rd day of February, 2025, or thereafter, a judgment by default may be rendered against them in Case No. CV-2024-900087.00, Hale County Circuit Court.

MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Joan Harris to the United States of America, acting through The Farmers Home Administration, United States Department of Agriculture, dated August 30, 1985, said mortgage recorded in the Office of the Judge of Probate of Perry County, Alabama, in Book 506, Page 169. Said mortgage was subsequently sold, assigned, and transferred to the Secretary, United States Department of Agriculture, Rural Development.
Under and by virtue of the power of sale contained in said mortgage, the undersigned, Secretary, United States Department of Agriculture, Rural Development, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse in Perry County, Alabama, on January 30, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate situated in Perry County, Alabama, to-wit:

A cashier’s check or bid bond payable to Alabama Community College System in an amount not less than five (5) percent of the amount of the bid, but in no event more than $10,000, must accompany the bidder’s proposal. Performance and Payment Bonds and evidence of insurance required in the bid documents will be required at the signing of the Contract.
Only general contractors who have been approved to bid pursuant to prequalification procedures and criteria established by the Owner will be eligible to bid for the Project. Bid Documents will be available on December 20, 2024, and may be obtained from the Architect (Engineer) upon deposit of $200.00 per set, which will be refunded in full on the first set issued to each general contractor bidder submitting a bonafide bid, upon return of documents in good condition within ten days of bid date. Other sets for general contractors, and sets for subcontractors and dealers, may be obtained with the same deposit, which will be refunded as above, less cost of printing, reproduction, handling, and distribution. Bids must be submitted on proposal forms furnished by the Architect (Engineer) or copies thereof. All bidders bidding in amounts exceeding that established by the State Licensing Board for General Contractors must be licensed under the provisions of Title 34, Chapter 8, Code of Alabama, 1975, and must show evidence of license before bidding or the bid will not be received or considered by the Architect (Engineer). The bidder shall show such evidence by clearly displaying his or her current license number on the outside of the sealed envelope in which the proposal is delivered.
The Owner reserves the right to reject any or all proposals and to waive technical errors if, in the Owner’s judgment, the best interests of the Owner will thereby be promoted.
